Johns Island Country Cottage

Nestled behind tidal salt water ponds with sweeping views overlooking the Stono River sits this small 1,500 square foot country cottage. Positioned to capture the golden glow of western sunsets, the residence was conceived as a sophisticated companion to the property’s main house. It maintains a distinct architectural identity that feels grounded, timeless, and deeply connected to its coastal surroundings.

The exterior is defined by a thoughtful balance of authenticity and durability. Boral siding lends the depth and texture of traditional wood while standing up to the harsh sea island environment with ease. Overhead, the roof was crafted from real slate discovered on the property itself. Each piece was hand-separated, cleaned, and carefully installed to create a surface rich with natural variation. Copper flashing and gutters were integrated throughout, even beneath the slate, allowing the materials to age gracefully into a storied patina. Old Carolina brick lines the drive and terrace walls to evoke a sense of history, while a custom mahogany storage door on the front porch provides rot-resistant functionality without compromising the home’s high-end aesthetic.

Inside, the home embraces a tactile and pigment-forward approach that avoids the use of basic sheetrock. Working alongside interior designer Grace Frederick, the spaces were transformed into a curated dialogue of color and texture. Traditional drywall gives way to coastal-inspired shiplap paneling across the ceilings and lofted spaces, while custom wallpapers introduce depth and personality in the most prominent visual areas. From the vibrant sage green and dusty rose cabinetry to the botanical motifs and micro-weave wallcoverings, every room is a study in intentionality. The result is an interior that feels refined yet comfortable, where high-energy patterns are perfectly balanced against hard surfaces like stone and custom millwork.

Modest in scale but ambitious in vision, the cottage serves as a flexible generational retreat. Built with materials intended to last a lifetime, it is a home designed to adapt as the family grows and simplifies through the years. It reflects Seaboard’s belief that the most enduring homes are those that feel as though they have always belonged to the landscape.
